Privacy Policy

This Privacy Policy explains how Savvy FSBO, Inc. (“Savvy”, “we”, or “our”) collects, uses, shares, and protects personal information when you visit savvyfsbo.com, create a homeowner or agent account, publish a listing, send or receive an inquiry, or interact with our AI voice assistant.

We aim for plain English. If anything here is unclear, email privacy@savvyfsbo.com and we’ll rewrite the section until it makes sense.

We collect only what we need to operate the marketplace:

• Account information: name, email, phone (optional), role (homeowner or agent), and authentication credentials handled by our identity provider, Clerk, Inc.
• Listing content: property address, photographs, descriptions, floor plans, price, and any metadata you provide during onboarding.
• Inquiry messages: the text of messages you send or receive through the Savvy inbox, plus timestamps.
• Agent verification: Florida real-estate license number, brokerage affiliation, and a copy of your state-issued license card for compliance purposes.
• Payment data: for agent subscriptions, our payment processor (Stripe) collects card details directly. Savvy never stores full card numbers.
• Voice conversations: if you engage our AI voice assistant, we capture the audio and a transcript for quality and training. You can delete this data from your dashboard at any time.
• Usage data: device, browser, IP address, pages viewed, and timestamps. Cookies and similar technologies.

We use your information to:

• Render your listing and deliver inquiries to your inbox.
• Authenticate agents and verify active Florida real-estate licenses against the Florida DBPR public database.
• Process agent subscription payments and issue receipts.
• Generate AI-drafted listing narratives, neighborhood briefs, and imagery enhancements. The underlying models operate on your content under no-training / zero-retention agreements where commercially available.
• Detect fraud, spam, and abuse; enforce our Terms of Service; and comply with legal obligations.

We do not sell your personal information. We do not share it with advertisers. We do not use it to train third-party AI models without your explicit opt-in.

Limited, purpose-specific sharing only:

• Clerk, Inc. — authentication and identity management.
• Stripe, Inc. — payment processing for agent subscriptions.
• Neon Database, Inc. & Vercel, Inc. — cloud hosting and application database, located in U.S. regions.
• Anthropic PBC & OpenAI OpCo, LLC — large-language model processing for listing narratives and the voice assistant, under zero-retention agreements.
• ElevenLabs, Inc. — text-to-speech synthesis for the voice assistant.
• Google Maps Platform — address validation, static maps, and street-view imagery.
• U.S. Census Bureau & public open-data APIs — neighborhood demographic enrichment on listing pages.

We also disclose information when required by a valid subpoena, court order, or other legal process — after a good-faith review to ensure the request is lawful.

Your email address and phone number remain private until you explicitly share them with a particular agent. An agent who inquires about your listing sees only your first name, the text of their own message, and any response you choose to send. You can block, report, or mute any agent at any time from your inbox.

We use essential cookies for authentication and session management, analytics cookies (self-hosted, no third-party ad networks) to understand which pages work, and preference cookies to remember your UI settings. We do not use advertising cookies or cross-site trackers. You can disable cookies in your browser; most of the Platform still works, though you will need to sign in more often.

Florida residents, under the Florida Digital Bill of Rights (Fla. Stat. § 501.71), have the right to access, correct, delete, or port personal information we hold about you, and to opt out of targeted advertising and the sale of personal information. We already honor the opt-outs platform-wide; to exercise access, correction, deletion, or portability, email privacy@savvyfsbo.com from the email on your account. We respond within 45 days.

California, Colorado, Virginia, and other state residents with analogous rights enjoy the same treatment. We do not distinguish based on residency.

Account data is retained while your account is active. If you close your account, listing content and inquiry messages are deleted within 30 days, except a minimal fraud-prevention log (user ID, email hash, last IP) retained for 24 months. Payment records are retained for seven years in accordance with federal tax law.

All traffic is served over TLS 1.3. Data at rest is encrypted with AES-256. Access to production systems is restricted to a short list of engineering staff with hardware-key multi-factor authentication. We align operationally with SOC 2 Type I controls and intend to complete a Type II audit in 2026.

No system is perfectly secure. If you believe your account has been compromised, email security@savvyfsbo.com immediately.

Savvy is not intended for users under 18. We do not knowingly collect personal information from children. If you believe a child has provided us information, please contact us and we will delete it.

We will post updates to this policy here and notify active users via email for material changes. The “last updated” date at the top of this page reflects the most recent revision.
